Home Sales Increase

NAR reports at 16% increase in home sales over last month. Great news that hopefully is another sign that prices have bottomed out and we’re on the way back. Boulder was recently name one of the top improving markets in the country, right up there with Washington DC. In our Boulder office, Wright Kingdom’s sales volume is almost double that of this time last year. Homes are selling. 2011 is the year the market makes a come back. If there’s a new home in your future, now is the time. “Nobody can predict the future. The idea is to keep a firm grasp of the present.” (Peter Drucker)

Weekly Mortgage Update – 1.31.11

Straight Stats

Mortgage interest rates were mostly flat on the week on mixed economic data. Economic reports stronger than expected included Consumer Confidence, December New Home Sales, November Pending Home Sales, and the University of Michigan Consumer Sentiment Index. Economic reports weaker than expected included the Case Shiller Home Price Index, weekly jobless claims, Durable Goods Orders, and the first look at Q4 GDP. Q4 GDP was up 3.2% on expectations that it would be up 3.5%. However, final sales in the fourth quarter increased 7.1%, the biggest increase in sales since 1984. GDP growth for all of 2010 was +2.9%, the strongest in five years. Also of note, the Treasury auctioned $99 billion in 2 Year Notes, 5 Year Notes, and 7 Year Notes. The auctions were met with reasonably strong demand.

Louisville Is A Hot Market!

If you’re interested in buying a home in Louisville, Colorado for under $400K, you’d better find a proactive agent. Just heard about a home in the mid $300’s that had 5 competing offers and ended up selling for more than the asking price. Yes, Louisville is a hot market. Latest stats show the average price up almost 13% since last year and the median price up 10%. The average days on market are decreasing, down 14%. So is this just an anomaly or will Louisville lead the rest of Boulder County out of the doldrums? I’ll be posting all Boulder County stats here in a few days.

Great Start to the Year!

The Wright Kingdom team is off to a great start to the new year. Our total volume of sales for the first month (which isn’t quite over) is almost double that of January last year. Check this out: 2010 New Listings in January 2010 totaled 11.5 million and this January, we’re at 22.2 million (and counting). And increased inventory is a good thing in a market where there hasn’t been enough. There are all kinds of positive signs that things are turning around. I had an open house on Sunday at 2221 Ridgeview in Creekside and had more people through than I’ve seen at an open house in 2 years. Granted it’s an extraordinary value and a fantastic home, but 19 groups in 2 hours on a football Sunday tells me things are hoppin’ out there for the first time in a long time, and I’m ready!

Weekly Mortgage Update – 1.25.11

Straight Stats

Mortgage interest rates increased this past week on generally stronger than expected economic data. Reports stronger than expected included December Building Permits, weekly jobless claims, December Existing Home Sales, and December Leading Economic Indicators. December Building Permits were expected to increase by 4.4%. As reported, permits increased by 16.7%. Weekly jobless claims fell by 37k on expectations that they would fall by 20k. December Existing Home Sales increased by 12.3% on expectations that they would increase by 2.5%. December Housing Starts, though, fell by 4.3% on expectations that they would fall by 1.0%..

Weekly Mortgage Update – 1.18.11

Straight Stats

Mortgage interest rates improved on the week on mixed economic data. Economic reports stronger than expected included the November Trade Deficit, December Industrial Production, and December Capacity Utilization. December Capacity Utilization increased to 76%, the highest factory use since August of 2008. Economic reports weaker than expected included weekly jobless claims, December Retail Sales, the January University of Michigan Consumer Sentiment Index, and November Business Inventories. Inflation data of note included the Consumer Price Index (CPI) for December which was up 0.5% on expectations that it would be up 0.4%. Year over year, though, CPI increased just 1.5%. The Treasury auctioned $66 billion in 3 Year Notes, 10 Year Notes, and 30 Year Bonds. The auctions were met with reasonably strong demand from the markets.

Weekly Mortgage Update – 1.10.11

Straight Stats

Mortgage interest rates were mostly flat on the week despite generally stronger than expected economic data. Economic reports better than expected included November Construction Spending, November Factory Orders, and the December ISM Services Sector Index. The ISM Services Sector Index increased to 57.1, the highest level since early 2006. Employment data was mixed. The December ADP Private Jobs Report showed job gains of 297k on expectations of 100k job gains. However, today’s employment report for December from the Bureau of Labor Statistics showed gains in non-farm payrolls of 103k on expectations of a gain of 160k non-farm payrolls. Private non-farm jobs increased by 113k on expectations of an increase of 180k jobs.
